"on your own." The following is an explanation of what Home
Sale Assistant will do for you from the day the sign goes in the
front yard until the day the property transfers to the new owner.
Advertising Your Home
A Home Sale Assistant Personal
Assistant will come to your home to obtain the information needed to advertise
the home. Your Personal Assistant will make suggestions about how you
can prepare your home for private showings and open houses. Your Personal
Assistant will help you make a list of all the important features of the
home. This list will be used by Your Assistant to prepare the Personalized
Internet Web Page, the Color Brochures and the Voice Tour. The list of
features will also help your Assistant prepare a Comparative Sales Analysis.
Homes that are priced accurately sell faster then homes that are not.
Next, your Personal Assistant will take pictures of the inside and outside
the home. If your neighborhood has any special features such as a pool,
lake, golf course or playground, your Personal Assistant will take pictures
of that as well.
Your Personal Assistant will put your yard sign and brochure box in your
front yard. Next, your Personal Assistant will create your Voice Home
Tour, create your personalized Web Page, and design your Color Brochures.
Since you as the homeowner know more about the special features of your
home than anyone else, you will hold your own private showings and open

is not a real estate broker, your Personal Assistant can not hold
your open house for you. Home

Web Site so you need to make sure you tell your Personal Assistant about

Selling Your Home
When a Buyer is ready to make an offer on your home, you need to be clear
about the terms of the sale. The last thing you want is for the transaction
to fall apart 2 or 3 months later because of problems with your contract.

will help you with your contract in 2 ways. First, you will receive a
Purchase Agreement Questionnaire that will give you ideas about what you
and the Buyer need to agree on to avoid problems later. When the Questionnaire
is completed, Home Sale Assistant
will provide an Attorney to prepare a Purchase Agreement specifically
designed for your transaction. If the Buyer presents their own Purchase
Agreement, you can have the Home
Sale Assistant Attorney review the Agreement before you sign it.
The Attorney will even review a contract prepared by a Real Estate Agent
to protect your interest.
The Title Company
After the Purchase Agreement is signed, the Title Company will perform
a Title Exam. The Title Exam will identify (1) the owners of the property,
(2) the Mortgages against the property, (3) any liens against the property
such as tax or judgment liens, and (4) the amount of the property taxes
and when they were last paid. Next, the Title Company will order the Mortgage
Location Survey to identify where the house, porches, driveways, outbuildings,
pools, etc. are located. You need to make sure everything is located inside
the property lines and that nothing is in violation of City Ordinances.
The Title Company will notify the Seller about any violations or other
problem revealed by the Survey or the Exam so the problem can be corrected.
Your Personal Assistant will also be there to help you take care of any
problems that arise.
The Title Company is also responsible for filing the Executed Mortgage
and the Deed with the county recorder. The Deed transfers the property
from the Seller to the Buyer. The Mortgage protects the Buyer's lender
in the event the Buyer defaults on the loan. After the Mortgage and the
Deed are filed and the prior Mortgage and liens, if any, are satisfied,
the transfer is complete.
The Escrow Company
The Escrow Company is the "middleman" that follows the instructions
of the Lender, the Title Company, and the Purchase Agreement. If there
are any conflicting instructions, the Escrow Agent is not permitted to
complete the transfer until the conflict is resolved. The Escrow Company
will obtain information from the Buyers and Sellers such as full names,
marital status, addresses, Social Security numbers, Phone Numbers, Loan
Numbers, and anything else necessary to complete the transaction. The
Escrow Company also holds the Earnest Money.
The Escrow Company obtains the loan payoff amounts and finds out how
much is due on any outstanding liens or judgments. The Escrow Company
is also responsible for making sure the Deed is signed by the Sellers
and the Loan Papers and Mortgage are signed by the Buyers.
The lender will send the Buyer's money to the Escrow Company and the
Escrow Company will be responsible for making sure everyone gets paid.
After everyone is paid, the loan papers are returned to the lender, and
the Title Insurance Policies are issued, the transaction is complete.
Once again, your Personal Assistant will be available to answer any questions
you may have during the escrow process.
